Local spatial development plan: local spatial development plan of the city called "Ełk – Sikorskiego, Gdańska", approved by Resolution No. XXXV.347.2021 of the Ełk City Council of October 27
2021 (Journal of Laws of the Republic of Poland). of the Warmian-Masurian Voivodeship of 2022, item 83).

Real estate is covered by the findings of the quarter marked on the plan drawing symbol 5U, for which the provisions of the plan read as follows:

"§ 18. 1. Purpose of areas marked on the plan drawing with symbols 5U (area of 1.0416 ha) and 6U (area of 1.0460 ha): built-up areas (non-burdensome services).

2. Rules development and land development:

1) indicator of the built-up area: from 10% to 40%;

2) indicator building intensity: from 0.1 to 2.0;

3) minimum percentage of biologically active area: 25%;

4) not to be exceeded building lines in accordance with the plan drawing;

5) dimensions Buildings:

a) the height of the buildings - minimum: any, maximum: 16 m; number of storeys up to 4 storeys above ground;

b) height other non-buildings - minimum: any, maximum: 12 m;

(c) allows underground storey.

6) Geometry roofing, materials and colours of roofing, for newly of the designed development:

a) flat or sloping roof slopes from 15° to 45°;

b) roof tiles, metal roofing tile, sheet metal;

c) shades red and gray;

d) for flat roofs are not determined;

7) existing garage and outbuildings can be used in the current way until the land is developed in accordance with the provisions of this plan.

3. Rules protection of the environment, nature and cultural landscape, in accordance with from §5.

4. Rules protection of cultural heritage and monuments as well as cultural goods contemporary, in accordance with §6.

5. Principles shaping communication systems:

1) Availability road to areas 5U and 6U from the internal road marked with the symbol 9KDW;

2) minimum parking requirements, in accordance with §9, sections 3-5.

6. Rules shaping the technical infrastructure, in accordance with §10.

The plot is located within the degraded area and the area of revitalisation in accordance with the Act of 9 October 2015 on revitalization (Journal of Laws of 2024. item 278) .
